A Belfast-based property management company is continuing its growth in Scotland after its Edinburgh operation completed the acquisition of Hadden Rankin Property Management.
Quicklet, which acquired Albany Lettings in 2019, has confirmed that Albany has completed the deal, bringing another long-established Edinburgh property business into the wider group.
The acquisition strengthens Albany’s position within Edinburgh’s private rented sector and expands the expertise and support available to landlords and tenants across the city.
It is Albany’s second acquisition in Edinburgh this year, following its purchase of LinnMac Property and Investment Letting in March 2026.
Albany Lettings was founded in Edinburgh in 1995 and continues to operate under its established name with a locally based team covering lettings, property management, maintenance coordination, accounts and compliance.
Since acquiring Albany, Quicklet has supported the continued development of the Edinburgh business while retaining its local identity, knowledge and customer relationships.
Hadden Rankin Property Management has more than 20 years of experience supporting landlords, tenants and property investors in Edinburgh. Its services include lettings, property management, compliance support, portfolio reviews and property investment advice.
The business has developed a strong reputation for its personal approach, transparent pricing, attention to detail and long-standing relationships with clients.
The integration will focus on maintaining continuity for existing landlords and tenants while giving the Hadden Rankin team and its clients access to the additional resources available through Albany’s wider Edinburgh operation.
Michael Mairs, Regional Director for Scotland at Albany Lettings, said: “Hadden Rankin has built a business that people trust. Its long-standing client relationships, transparent approach and attention to detail are qualities we value and want to protect.
“Our priority is to make the transition clear, personal and well managed. Important knowledge about properties, landlords and tenants must be carried forward rather than lost during the handover.
“The purpose of bringing these businesses together is not simply to grow. It is to give landlords and tenants the reassurance of personal local service, supported by a wider Edinburgh team and stronger operational resources.
“Growth only matters when it improves the experience our landlords and tenants receive. That is the standard we will continue to hold ourselves to.”
Hadden Rankin’s founders, Ross Hadden and Dorothy Rankin, said that protecting the service received by landlords and tenants had been central to their decision.
They said: “When considering the next chapter for Hadden Rankin, the quality and continuity of service provided to our landlords and tenants was central to our decision.
“Albany understands the Edinburgh property market and shares our belief in personal, professional property management. We believe bringing the businesses together represents a positive step for our clients and provides a strong foundation for the future.”
For Quicklet, the acquisition represents another stage in the growth of the wider property management group.
Although Quicklet originated in Northern Ireland and Albany continues to operate under its own Edinburgh identity, the businesses share a commitment to personal service, professional management and providing landlords with the right support at the right time.
The group’s approach is to retain the relationships and local expertise that clients value while providing acquired businesses with greater operational capacity and support.
Existing Hadden Rankin landlords and tenants will receive direct communication about any practical information relating to their property, tenancy or account.
The financial terms of the acquisition have not been disclosed.
